Upon consideration, the ARB found the proposed project did not conform to Architectural Review Guidelines 12243234 and 35 relating 00:04:33
to height, massing, scale and neighbors privacy. They are be requested a redesign with the primary focus on scale and neighboring 00:04:41
privacy. That the applicant has made revisions based on the ARB comments and proposed a project that involves construction of a 00:04:50
new two-story residence with an attached garage. 00:04:58
And removal of six coast Live Oak trees and two Monterey pine trees. 00:05:06
The 4500 square foot lot is located West of Patterson Lane in an area of medium to large one to two-story single family residences 00:05:16
in the Del Monte Park neighborhood and R1 zoning district. The lot is currently vacant but was once occupied by a one story single 00:05:24
family home that was demolished by a fallen tree in 2018. The property is not located in an archaeological zone, coastal zone, or 00:05:31
area of biological significance. 00:05:39
As proposed, the project includes construction of a 2350 square foot, two-story residence with an attached 264 square foot garage. 00:05:52
The project would also include an open porch above the garage and a second story deck on the front facade. As proposed, the 00:05:59

I had written you a letter. I didn't check to see if it had been published, but I am going to assume you all read it. And my 00:10:33
request was with the tree. One thing they didn't incorporate from the excellent arborist report, and I really that was a pretty 00:10:41
good arborist report. I mean, I'm impressed. 00:10:49
But in #3 tree #280 and 3584, the arborist suggested, because of its proximity to the proposed structure and to the proposed 00:10:58
driveway, that any trenching or excavation near where the large roots may be encountered should be observed by a certified 00:11:08
arborist. And those are specific requests for just the two trees. 00:11:19
That certainly he didn't put into any other report that I've seen, and I have seen how bad trenching has damaged tree roots and 00:11:30
killed a tree. So I would request that in addition. 00:11:39
To your quote, UN quote, you know six or five standard ones that are down there, which is what staff put into the report. I would 00:11:49
request that the trenching. 00:11:55
Observation by a certified arborist for those two trees be added to conditions. 00:12:02

The arborist report, which I agree was very detailed and very informative and helpful. On pages two and three, the arborist goes 00:14:05

6 trees to be retained and they're actually a number number of recommendations for each tree not just in 280 and 3584 and I 00:14:18
thought all those recommendations were great and. 00:14:25
I would propose conditioning approval. 00:14:33
That all of those recommendations be. 00:14:39
Be made so for instance, you know on 286 the. 00:14:42
The, the vine should be cleared and yeah, the vine should be removed and then on 285, the exposed route should be covered with a 00:14:50
thick uniform layer of soil. And so the, the report outlines it, but I, I didn't see that in the actual protection measures. And 00:14:58
so my suggestion again would be to ensure that all of those recommendations for each of those six trees be. 00:15:06

The 13,964 square foot interior lot is located on the West side of Grove Maker Ave. between Pico Ave. and Dennis St. in an area of 00:20:42
medium to large one story single family residences in the R1B3 Zone district. The lot is currently developed with A1 story single 00:20:50
family residence with an attached garage totaling 1733 square feet. 00:20:59
As proposed, the project total for the dimension of the existing structure, removal of eight trees and construction of will 00:21:10
stories in the family residence with an attached garage workshop totaled 3100 and 33930 square feet. As designed, the project 00:21:17
would confirm with all applicable development regulations. 00:21:24

Umm the owners, when they started the project wanted to maintain a single fair, a single story residence, which I think is very 00:22:22
much in keeping with the neighborhood. One of the objectives was to bring the house further forward, to eliminate some of the 00:22:32
extensive paving that was there for the original house. So it also opens up their backyard so that there's a. 00:22:41
More open, usable space. I think if you look at the arborist report, all of the trees that are scheduled to be taken at the 00:22:51
Monterey Pines are in serious condition. 00:22:57
Some have already gone down. 00:23:03
There was a question about the oak that's at the corner. 00:23:07
It is misshapen. 00:23:12
For better word, the growth pattern is 11 feet out towards the back from the trunk of the tree. So it really in order to miss that 00:23:16
tree would seriously impact the location of the house. So we felt and I think the arborist agreed with us that a new tree. 00:23:28
In a better location was more appropriate. 00:23:41
The style is simple. 00:23:45
Sort of a contemporary Craftsman genre. 00:23:49
And I think the owners have done a great job of of wanting to fit in with the neighborhood and and use vernacular materials and. 00:23:55
The stone accents will be a natural thin set and really if you have any questions, I'd be happy to answer them. Thank you for that 00:24:07

medium to large one story single family residences in the R1B3 Zone district. The lot is currently developed with A1 story single 00:20:50
family residence with an attached garage totaling 1733 square feet. 00:20:59
As proposed, the project total for the dimension of the existing structure, removal of eight trees and construction of will 00:21:10
stories in the family residence with an attached garage workshop totaled 3100 and 33930 square feet. As designed, the project 00:21:17
would confirm with all applicable development regulations. 00:21:24

Umm the owners, when they started the project wanted to maintain a single fair, a single story residence, which I think is very 00:22:22
much in keeping with the neighborhood. One of the objectives was to bring the house further forward, to eliminate some of the 00:22:32
extensive paving that was there for the original house. So it also opens up their backyard so that there's a. 00:22:41
More open, usable space. I think if you look at the arborist report, all of the trees that are scheduled to be taken at the 00:22:51
Monterey Pines are in serious condition. 00:22:57
Some have already gone down. 00:23:03
There was a question about the oak that's at the corner. 00:23:07
It is misshapen. 00:23:12
For better word, the growth pattern is 11 feet out towards the back from the trunk of the tree. So it really in order to miss that 00:23:16
tree would seriously impact the location of the house. So we felt and I think the arborist agreed with us that a new tree. 00:23:28
In a better location was more appropriate. 00:23:41
The style is simple. 00:23:45
Sort of a contemporary Craftsman genre. 00:23:49
And I think the owners have done a great job of of wanting to fit in with the neighborhood and and use vernacular materials and. 00:23:55
